One group at a time. While the villa is yours there is nobody else: no guests in the other rooms, no outside diners in the restaurant.
Up to 28 of you sleep here, and up to 40 sit down to eat, rain or shine: the salons hold everyone indoors too.

Siena sits in the middle of Tuscany, and the villa sits just outside it, behind its own gate.
15 minutes by car to Piazza del Campo, the shell-shaped square where the Palio horse race is run twice a summer.
5 minutes from Siena railway station and from the Siena Nord motorway exit. Florence airport is about 1 hour 15; Rome Fiumicino about 2 hours 45.
The Chianti vineyards start 20 minutes north. San Gimignano is 50 minutes, Florence 1 hour 10.
40 parking spaces inside the grounds. We can also arrange transfers, a car with a driver, and guides for Siena and the Chianti.

Late 19th century, 1,300 m² over three floors. You come in by a marble staircase that climbs to the salons, with coffered wooden ceilings and terracotta floors.
The salons open into one another, so dinner can be laid wherever you like: one long table for everyone, or separate tables in two rooms. Below is the cellar, 280 m² of brick vaults that stay cool even in August, for wine, for tastings, and for the music when you come back indoors at midnight.

9,500 m² enclosed by a wall, with cypresses, rose beds and a cedar that throws shade by mid-afternoon. Nobody walks past, nobody looks in.

They come free of charge, just tell us. The park is walled, so they run loose.

Eleven rooms and suites, from 21 to 180 m², sleeping 28. Who sleeps where is up to you, and we settle it together before you arrive.

A rental villa hands you the keys and a phone number for emergencies. Here you find the kitchen lit and the people who work in it.
We write the menus with you, item by item, after your first enquiry.

Twenty or thirty people in one place, at one table, instead of split between three apartments. When the villa is yours children are welcome: the park is walled and the pool is yours alone.
A party for 40, with everyone sleeping a few steps away. Music outdoors until midnight, then down to the cellar.
Salons to meet in, a park to step out into, nobody else crossing the room. Quick lunches or long ones, whatever the programme needs.
